Despite having a number of interested people, including one person who was planning to come to purchase the apartment for €499K in July, the fact it that we have not yet sold the apartment. No problem - we're not in any rush, and the price is still dropping by €1000 a day. It's currently €475,000 (23rd August). But we have decided to change the price on the three sites that we are using for a potential direct sale to €440K, which corresponds to a sale on the 29th of September. This is quite a drop, but we have also decided to use a basic price that is unfurnished. We would negotiate the cost of providing the furnishings with the future buyer. 

Since we set the price at €499K some weeks ago, we had (as always!) lots of calls from agencies wanting to be able to add our apartment to their list. They typically say that they have many potential customers. But we have also had some interested buyers. And, as of today we have someone who seems quite likely to want to buy the apartment at the proposed price. They plan to come to Toulouse in July to try the apartment, and quite possibly sign. We would be very happy to sell them the property in July for €499K - as promised. But, of course, if someone were to propose a better price (even just €500K), they would have an advantage. If anyone is interested in purchasing, now is the time to start making sure that it doesn't get sold to someone else! There are still slots on AirBNB in the next two months for anyone wanting to try the apartment out with no strings attached!

We just decided to change all our adverts to have the price of €499,000 - which corresponds to the price of the apartment on the 29th July 2025. That's the price that we now use for Leboncoin, PAP and French-property.com. Obviously, if anyone wants to buy the apartment earlier than that, they will be very welcome to offer us more than that amount!

I had been changing the price on Leboncoin every day since the 1st of March. But, on reflection, this is not very smart. It costs €11.90 each time, and it's clear that a price like €647,000 is not going to attract many visitors!

Since we put the apartment on sites like LeBonCoin, we have had many estate agents contacting us to to ask if we would sign a mandate with them. Few agencies insist on an exclusive mandate, but there are many who would like to have the chance of selling Le Pierrotin to one of their customers.

After adding information about the diagnositics report, and correcting a few elements, the website is now live with no need for a password! We can now start advertising using some of the websites for selling property.

I've been working hard over the last week to gather all the useful information for the le-perrotin.com website. In the last couple of days, I have started sending the link to a few people, together with a password, to allow them to make comments and help improve the presentation.
