Après 8 ans, nous avons décidé à contrecoeur de vendre notre magnifique appartement entièrement meublé, situé dans un endroit vraiment remarquable au bord de la Garonne dans le centre de Toulouse. Comme nous ne sommes pas vraiment pressés de vendre, nous avons décidé d'utiliser une méthode peut-être tout à fait nouvelle pour déterminer le prix de vente.
Dans un premier temps, le prix proposé sera élevé - mais peut-être pas excessif compte tenu de l'état actuel du marché de l'immobilier à Toulouse. Mais à partir de début mars, le prix de vente baissera de 1000 € chaque jour jusqu'à ce que quelqu'un nous ait proposé une offre suffisante pour l'acheter. Au cours de l'année à venir, le prix baissera progressivement jusqu'à ce qu'il soit bien en dessous du prix normal du marché. Mais nous espérons qu'il aura été vendu bien avant !
We just decided to change all our adverts to have the price of €499,000 - which corresponds to the price of the apartment on the 29th July 2025. That's the price that we now use for Leboncoin, PAP and French-property.com. Obviously, if anyone wants to buy the apartment earlier than that, they will be very welcome to offer us more than that amount!
I had been changing the price on Leboncoin every day since the 1st of March. But, on reflection, this is not very smart. It costs €11.90 each time, and it's clear that a price like €647,000 is not going to attract many visitors!
As explained in detail on page where we explain the dynamic pricing idea, the asking price for the apartment has just dropped by €1000. And it will continue to drop by €1000 every day until it reaches €400K on the 6th November.We have now added a new graphic that shows the dates that correspond to the five €50K steps, and gives the current price. My plan is to update this graphic every day on the opening page of the le-pierrotin.com site - if I can find the time!
Since we put the apartment on sites like LeBonCoin, we have had many estate agents contacting us to to ask if we would sign a mandate with them. Few agencies insist on an exclusive mandate, but there are many who would like to have the chance of selling Le Pierrotin to one of their customers.

After adding information about the diagnositics report, and correcting a few elements, the website is now live with no need for a password! We can now start advertising using some of the websites for selling property.
